Affordable and cheap are not the same thing
Every week we talk to Calgary homeowners who paid for the cheapest treatment they could find, then paid again a month later to fix the same problem. The low price was not a discount. It was a deposit.
Calgary Pest Guard does not sell loss-leader specials: our single treatments start at $300, and every one includes the inspection, the treatment itself, a follow-up where the pest needs it and a written guarantee. This is the honest version of what pest control actually costs in Calgary in 2026, what a cut-price special really covers, and the legitimate ways to lower your bill without paying twice.
What pest control costs in Calgary right now
These are starting prices for our own work, not "from" prices that balloon once a technician is standing in your hallway:
- Ant control (pavement ants, carpenter ants) - from $300
- Rodent control (mice, rats, voles) - from $300, including entry-point sealing
- Cockroach treatment, including German roaches - from $500
- Bed bug treatment - from $500, chemical or heat protocol
- Monthly protection plan - $50/month, cancel anytime
- Commercial and multi-unit buildings - from $300 per service visit

What a deep-discount pest control special actually includes
We do not run those offers, because a price that low cannot cover a real treatment. When you see one advertised in Calgary, here is what is usually behind it:
- No inspection. It is a spray, not a diagnosis. Nobody checks where the rodents are getting in, or where the ants are actually nesting.
- One pest, exterior only. The treatment covers a single labelled pest on the outside of the home. Cockroaches and bed bugs are excluded, which is precisely where the real cost lives.
- No follow-up visit. Pest control is a process, not one application. A treatment with no follow-up is an unfinished job.
- The real price arrives on site. "the advertised price plus the treatment you actually need" becomes $400-$600 after the inspection.
- No guarantee - or a guarantee that excludes the reason you called.
None of that is illegal. It is simply a different product from a full treatment, and it is worth knowing which one you are buying before you book.
What actually drives the price of a treatment
- Pest type. An ant or rodent treatment is usually one visit. Cockroaches and bed bugs need a protocol with a follow-up.
- Stage of infestation. A single ant nest is a $300 job. Ants colonising a wall cavity, or roaches in three units of a building, is not.
- Property size and construction. A 900 sq ft condo and a 3,000 sq ft home with a finished basement are not the same job, and older homes have more entry points.
- Access and preparation. Cluttered storage rooms, or an un-prepped bedroom for bed bugs, add labour.
- Aftercare. Entry-point sealing and follow-up visits are what make a treatment permanent. A quote without them is really a quote for the next visit.
Five legitimate ways to lower your pest control bill
1. Treat it while it is small. Mice in one wall in October is a $300 job. Mice in the kitchen, the basement and the garage by February is not. An ant trail along a kitchen wall in May is a $300 call; the same colony inside a wall cavity in July is not.
2. Use a monthly plan instead of repeated one-off calls. $50/month with no contract beats three $300 emergency visits in one year. Our seasonal protection plans cover the season's common pests - ants, spiders and rodents - in one recurring service.
3. Fix the entry points once. Sealing gaps larger than a quarter-inch, screening vents and repairing damaged soffit costs less than the third rodent visit. We build entry-point work into rodent treatments rather than selling it as an extra.
4. Bundle pests into a single visit. If you have ants outside and spiders inside, one scheduled treatment handles both. Asking for one combined visit instead of two is often a straight saving.
5. Get an apples-to-apples written quote. Two quotes only compare once you check whether each includes inspection, follow-up, sealing and a guarantee. A $300 quote with follow-up can be cheaper than a $150 quote without it.
Where cutting corners costs you double
- Bed bugs. A single spray does not end a bed bug infestation - the eggs survive and you pay again in three weeks. Bed bugs need a full protocol with preparation and follow-up, which is why treatment starts at $500.
- Cockroaches in an apartment or duplex. Treating your unit while the neighbouring unit stays infested means the roaches return. Adjacent units have to be inspected.
- Rodents without sealing. Trapping mice without closing the entry points is a subscription, not a fix. Expect a new family in the same hole within weeks.
Red flags in a cheap pest control quote
- "We are in your neighbourhood today" with no fixed price before arrival.
- A price quoted without a single question about your home or the pest.
- No written report, no applicator certification, no insurance.
- "Unlimited treatments" contracts with annual prepayment and no exit.
- Pressure to spray the whole house for a pest nobody has identified.
How to compare two quotes in five minutes
Ask both companies the same five questions and write the answers side by side:
- What exactly is included - inspection, treatment, follow-up, guarantee?
- Is the price fixed, or does it change on site?
- How many visits does this pest need at this stage?
- Is entry-point sealing or preparation included?
- What is the applicator certification, and is the company insured?
The lowest number is rarely the lowest total.
Cheap prevention that actually works in Calgary
- Seal gaps a quarter-inch and larger around pipes, vents, garage door bases and dryer outlets. A mouse only needs a pencil-width gap.
- Screen soffit and roof vents. This is the single most common rodent entry point in Calgary homes.
- Trim shrubs and tree limbs back from siding. They are bridges to the roofline and to eave nests.
- Store pet food and birdseed in sealed bins, and bring bird feeders in for autumn - spilled seed is a rodent magnet.
- Fix moisture. Leaky taps and damp crawlspaces attract silverfish, spiders and cockroaches.
- Keep cardboard off the basement floor. Roaches and silverfish live in it.
What it costs by property type
- Condo or apartment: from $300 for a targeted unit treatment - but tell your building manager, since building-wide pests need adjacent-unit access.
- Townhouse or duplex: from $300, plus $150-$250 per attached unit if the pest is shared.
- Detached home under 2,000 sq ft: from $300 for rodents, from $300 for ants.
- Larger home or infill with a suite: quoted on entry points and square footage.
- Restaurant, retail or office: from $300 per service visit, with a written service report for inspections.
FAQs
Is there any pest control in Calgary under $200?
Our single treatments start at $300 and we do not advertise anything cheaper. For rodents inside the structure, cockroaches or bed bugs, a $100-$150 visit is not a treatment - it is a partial application that leads to a second, larger bill.
Why is pest control so expensive in Calgary?
Two reasons: licensed applicators and follow-up service. Pesticide application in Alberta requires certification, equipment and insurance, and a proper treatment involves more than one visit for most pests. Labour and travel across a city this size add cost as well.
Is a monthly plan worth it?
If you have had more than one pest problem in a year, yes. $50/month with no contract is cheaper than two emergency visits, and it catches problems early, when they are cheapest to eliminate.
Do you charge for quotes or inspections?
Quotes are free and carry no obligation. We confirm your price before any treatment begins.
Can I just buy the same products myself?
Retail products are weaker formulations, and the skill is in locating the nest or the entry point rather than in the application. DIY is a reasonable choice for a small ant trail, or cellar spiders in a basement window. For bed bugs, cockroaches in an apartment, and rodents inside a wall, it usually costs more in the end.
Bottom line
Affordable pest control in Calgary means a one-visit fix at a written price - not the lowest number on the page. If you want a straight quote for what you actually have, call (825) 760-5364 or request a quote. We will tell you what it costs, what is included, and what can safely wait.
